Specialising for many years in barn conversions and period renovations, Soar Valley have developed and taken their skills to the construction of new build dwellings using traditional techniques along with reclaimed materials. Impeccable attention to detail both to the structure and finishings have resulted in a distinctive style which can be seen throughout the villages of North Leicestershire and South Nottinghamshire.

Current Developments

Dairy Lane


Following the completion of the Holmleigh Farm project in Hose, we were fortunate to purchase a further site in the Vale of Belvoir on the edge of the village of Nether Broughton. Dairy Lane consisted of various modern farm buildings and a row of three single storey dwellings which were originally the dairy barn to the listed farmhouse. Late in 2010 we commenced the demolition of the modern farm buildings and constructed a U shape arrangement of buildings around a courtyard forming two new detached properties divided by a central archway. Both of these homes stand on a generous plot of approx ½ acre and enjoy separate private access drives from Dairy lane. Traditional methods of construction along with reclaimed materials have been used which as designed result in an appearance of converted stables/forge with barn architecture predominant.

Accommodation is flexible with an internal layout that can be completed to suite any future buyer of these quite stunning homes. Later in 2011 we will commence the demolition of the dairy barns to make way for the construction of a substantial 4/5 bedroom property over two storeys. The principle elevation view is over the Vale with rear west views over paddocks and the village beyond. This home will have a 30ʼ living kitchen with patio doors front and rear along with a large lounge, garden room, study and feature gallery staircase. With four bedrooms and three bathrooms this executive property stands at over 2700 sq/ft.

All of these properties will have many features and will be completed with handmade oak kitchens, granite/silestone worktops, limestone and travertine floors, full ground under floor heating, oak doors and staircases, quite stunning bathrooms with porcelain and natural stone finishings. Externally these homes will have landscaped gardens of lawn and old courtyard paving with boundaries complete of post and rail fencing and brick walling.

Holmleigh Court - Hose

Stunning country homes in an enviable location would best describe our latest development in the pretty village of Hose in North Leicestershire. Set in the former grounds of Holmleigh Farmhouse we are constructing in typical barn architecture four unique homes arranged around a large open formal courtyard.

Daleacre Farm

Early in 2007 following two years of negotiations and agreements with the Local Authority, we commenced the conversion of the grade II listed barns at Daleacre Farm. These buildings all had their own original specific use from a forge to the dairy, the stables to the hayloft with the granary completing the quadrangle arrangement of barns. Converting the buildings was a pure pleasure and now complete they are probably one of the best examples of mid 19th century conversion in the area.

Paget Croft

Following completion of the highly successful Manor Court project, Soar Valley purchased this adjacent site and continued the construction of these traditional homes around a courtyard environment.

Manor Court

Hall Farm

All of our projects are special to us, however this site located on the edge of the village but still within the conservation area remains one of our flagship developments.
Constructed in two phases - the first phase consisted of three new dwellings set in a courtyard arrangement with fabulous South and East views over the Leicestershire countryside and Park Hill golf course.

Brook Farm Court

Soar Valley Homes purchased this victorian farmstead back in 1998.
Consisting of a turn of the century farmhouse with brick and steel framed outbuildings the site covered an area of 1.2 acres.
